Services Conservation Buyers

A conservation buyer is an individual who wishes to purchase and protect a property with natural, agricultural, scenic or historic attributes while enjoying the benefits of private land ownership. Conservation buyers typically donate a conservation easement to a land trust that will permanently protect the special features of their property. A conservation easement often limits, but not necessarily prohibits future development. By donating an easement you may be eligible for tax benefits.

Our established network within the conservation community provides us access to unique properties and acquisition opportunities. We will work with you on any and all phases of your search from concept through purchase and long-term planning. We provide these services on an hourly or project based fee. We are not real estate agents and do not work on commission.

  • Helping you understand the impacts of any restrictions that are already on the property;
  • Providing you with potential property management or easement donation scenarios that may reduce you personal income and property taxes;
  • Design conservation easements to protect important elements of your land;
  • Providing information to you and your accountant or attorney about the benefits of easements, bargain sales, charitable donations and working cooperatively to assist in designing the scenario that is most beneficial to you; and
  • Serving as a liaison with property sellers/representatives/real estate agents, land trusts.
After you purchase a Conservation Property, we can:
  • Evaluate and recommend conservation actions to maintain the property's integrity;
  • Provide land management recommendations;
  • Evaluate and recommend conservation actions such as conservation easements, conservation program enrollment;
  • Provide you with information and liaison with land trusts or other conservation groups working in your area; and
  • Design and facilitate conservation easements to the appropriate organization.
